The third step of any property let is organising viewings and receiving offers. There are many reasons why you need to make sure that you have the right tenants viewing and offering on your property. Part 3 of our guide helps you with how your agent should manage viewings and what to do when offers start to come in.

When your property has been launched online, it will start to get interest and your agent will book viewings in. The agent will look to book these either individually or as an open viewing. This does all depend on the property and your needs. Open viewings can often be a good way to secure a quick let. As the viewings take place, the agent will qualify the people for you to find out who might be the best possible tenant according to your needs.

These are several questions they will ask to find out the right tenant. When do they want to move in? How long do they want to rent it for? Who will be living there? Have they asked for any works to be done? Have they asked about pets being allowed? Can they afford the rent and outgoings? All these are specifics which the agent will balance out with your needs. When there is interest from prospective tenants. Your agent will call you to discuss the options. We`ll go through the details and get to an endpoint and selecting someone to put down a holding fee and begin referencing.

Once someone puts down the holding fee to apply, the property will be shown online as let agreed. It is still visible to the public and clear it's under offer pending references. This means in the event of a fall through your properties continue to be marketed and potentially receiving interest.
