There are many reasons why you need to make sure your agent helps you with the move-in process for your new tenants. Part 5 of our guide helps you with how your agent should help you with the move-in process. Your agent will make sure the move-in process goes as smoothly as possible for you and the tenants. There are a number of things that should be done to ensure this. Firstly, the legally binding tenancy agreement must be read and signed. This can be helped by the use of electronic signatures which speeds up the process. Secondly, the move-in money is paid which normally includes the first month’s rent and deposit. Next, the inventory is read and signed and finally, the tenants will receive all of the legal documents needed. Such as the how-to rent leaflet, gas safety certificate, prescribed information with the deposit, the deposit guidance leaflet, EPC, along with helpful information like who to contact about maintenance and what time scales they should expect. Your first month’s rent will be accounted for and the agents agreed fees and other costs will be deducted and the remainder will be transferred to you as soon as possible. You’ll also receive a payment advise; you know when this happens. In a fully managed service. Now that the tenant is all settled into your property, you can be assured your rent will be received, chased and tenants dealt with if required. Your renewal end dates are accounted for and you will be a liaison with on future plans. Good agents will carry out management visits up to three times a year and arrange annual safely checks to take place and let you know of any problems or issues. If you are managing the property yourself, keep in touch with your tenants and visit the property. Don’t forget though you must give at least give twenty-four hours written notice of this. When the original tenancy ends, your agents can help with any extension for you and prepare all the paperwork. This is so that they can check the property condition and arrange the deposit to be released after all the parties have agreed on any deductions. Tenants deposit can only be claimed on if there is evidence if they have broken something or if something is missing. The inventory is the only way we can prove this, remember the burden of proof is on the landlord to proof if something is missing not on the tenant. The deposit belongs to the tenant until agreed otherwise and the law states that the deposit on an insured shorthold tenancy must be registered with an approved scheme within 30 days of it been paid. The tenant must agree to the deductions and if no agreement can be made the decision will have to be made by a third-party adjudicator. Normally a deposit would equal to a month’s rent plus a hundred pounds or equal to around six weeks rent. In order to complete, your solicitor must give the completion statement over to the agent. This statement will outline a breakdown of the funds received paid in-and-out and highlight if there is a shortfall or anything due after the property has been completed. On completion day, both lawyers will complete the final checks on the sale and the buyer's lawyer will then transfer funds to your solicitor and the sale will be officially completed. Your agent will then release the keys and the buyer will be notified completion has been finalized and they can take a position to move into the property. It is only at this point at completion stage at a good agent gets their fee. We worked with some fantastic local businesses to produce the video. Harrogate Spring Water is one of the most recognised brands in Yorkshire dating back to the 16th Century. With locally sourced water, their product is popular nationally and globally; Managing Director James Cain discusses how Harrogate is a great place to manage their business but also bring up his family. This point is echoed by resident Natalie Murray-Hurst who although works out of the city in neighbouring Leeds, chose Harrogate to bring up her family due to its friendliness and happiness. Oliver’s Pantry is one of the most iconic cafes in the city offering a fantastic range of homemade produce served with a smile. Memorable Moments have been in the city for a few years now offering a lovely range of gifts and cards for those special moments. The Little Book shop is not little in knowledge and offer a whole host of different types of literature and if they haven’t got it, they will get it for you. A beautiful iconic building set just off the town square, is the Workhouse museum, which offers a real life feel for the days gone by and reveals the real history of what it was like, for the not so fortunate back in the 1800s. With a classroom, a working kitchen demonstrating traditional methods of cooking which accompanies the well-tended rear kitchen garden, with traditional planting which would have been tended by the inmates at the time. The Ripon Racecourse known as “Yorkshires Garden race course” because of its pleasant surroundings, is located just on the edge of Ripon and is well recognised as a very popular meet for local Yorkshire based owners and families. Ripon is surrounded by beautiful open countryside and the Yorkshire dales are on your doorstep, this thriving city offers everything that both the young and old residents would enjoy. There are independent retailers offering unusual and unique shopping with quaint traditional public houses, cosy independent restaurant’s offering all kinds of international cuisine for every palette, lively bars, a cinema, swimming pool, leisure centre and of course Ripon City Cathedral.
